Five Years On: Lygon Green Still Waiting for Adoption

It has now been five years since the final house was built at Lygon Green in Kempsey, yet residents are still waiting for the estate to be formally adopted.

The development, built by Taylor Wimpey, was completed some time ago, but key issues remain unresolved – raising ongoing concerns for those who live there.

Estate Adoption Still Outstanding

Despite the development being finished for several years, the estate has not yet been adopted. For residents, this means continued uncertainty around long-term responsibility for roads, drainage, and shared infrastructure – matters that would normally be transferred to the local authority once an estate is completed to the required standard.

Five years on, many are asking why this process has still not been concluded.

Rising Management Fees

In the absence of adoption, responsibility for communal areas has fallen to a private management company. Residents at Lygon Green are currently managed by Trinity Estates, and concerns have grown as management charges have increased again.

On average, Trinity’s management fees for the estate have risen by around 17% year on year, placing an increasing financial burden on homeowners – with little visible change or improvement to communal areas to match those rises.

Temporary Fences That Aren’t So Temporary

Another long-running frustration is the presence of construction fencing that remains in place even though the final property was completed five years ago. What were once temporary measures have effectively become permanent features of the estate, contributing to the sense that the development has never been fully signed off or finished.

A Growing Sense of Frustration

For many residents, the situation feels increasingly unreasonable:

  • A completed estate still awaiting adoption
  • Ongoing and rising private management charges
  • Temporary infrastructure left in place years later

These are not minor details – they affect day-to-day living, household costs, and long-term confidence in the estate.
